why use a realtor?
Buying a house is a large investment -- often the largest investment -- that people make. When you're considering a purchase of this size, getting the services of a Realtor are critical. And, since the brokerage fee is paid by the seller, they are financing your due diligence.
I prefer to work with my buyers as a buyer's agent. What does this mean? Simply, that I work for you, not the the seller. If you do not sign up for buyer agency in Massachusetts (a quick and cost-free process), the agent that you are working with actaully is a sub-agent for the seller. This means that any information that you provide to the agent can be communicated to the buyer. As a buyer's agent, I work for you exclusively, and we avoid this conflict. In addition, there are several other ways that I help buyers in Boston. A summary of just a few of the services I offer to buyers is below:
- I can help you determine your buying power -- that is, your financial reserves plus your borrowing capacity. I can also refer you to lenders best qualified to help you, and get you pre-approved for your mortgage. This gives you confidence that you will find a house you like and one that you can afford.
- I have many resources to assist you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market. In these cases, I can research using LINK, MLS, and many other tools and find the property.
- I can assist you in the selection process by providing objective information about each property, and the history of each property. As a Boston Real Estate professional, I have seen many of the listings for sale and gave save time for you by helping you select appropriate homes to visit.
- I can help you negotiate. There are myriad negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment. I can advise you as to which investigations and inspections are recommended or required.
- I provide due diligence during the evaluation of the property. Depending on the area and property, this could include inspections for radon, dry rot, asbestos, faulty structure, roof condition, condo docs and budget, just to name a few. I can also help you find a title company or attorney can to resolve issues that might cause problems at a later date.
- I will guide you through the under agreement, purchase and sale, and closing process and make sure everything flows together smoothly. After you move in, I can also help you find contractors and other people to ensure that you are able to enjoy your new home.
